Adani Group Expands Mumbai Presence with Motilal Nagar

The Adani Group has further cemented its presence in Mumbai’s booming real estate sector by securing its third major project in the city — the ₹36,000 crore redevelopment of Motilal Nagar, located in Goregaon’s western suburbs. This massive project, spread over 142 acres, will become one of India’s largest housing redevelopment initiatives under the Construction and Development (C&D) model.

The Maharashtra Housing and Area Development Authority (MHADA) signed a formal agreement with Adani Group on July 7, 2025, for the redevelopment of Motilal Nagar colonies 1, 2, and 3. This comes after the conglomerate’s involvement in the Dharavi redevelopment and its acquisition of land in Bandra Reclamation.

As per the agreement, Adani Group will act as the C&D agency, rehabilitating 3,372 residential units, 328 commercial units, and 1,600 slum tenements under the 1971 Slum Act. The project also includes the construction of modern, secure apartments of 1,600 sq. ft. for residents at no cost. MHADA will receive 397,100 lakh sq. m. of constructed space in return, significantly increasing its housing stock.

The implementation plan focuses on transparency, quality, and social upliftment. "The long-cherished dream of the residents is now becoming a reality,” said MHADA Vice President and CEO Sanjeev Jaiswal.

A five-acre central park, dedicated traffic and mobility planning, and solar-powered residential buildings are key highlights of the project. To ensure global standards in planning and design, Adani Group has brought on board international consultants: Netherlands-based architecture firm Mecanoo for the master plan and London-based Buro Happold for infrastructure design.

The entire rehabilitation is expected to be completed within seven years, with provisions also made for 987 sq. m. of commercial space for non-resident tenants.

This strategic redevelopment marks a significant step in Mumbai’s urban transformation and solidifies Adani Group’s position as a major player in India's real estate evolution.
